This is the question we get asked before almost every project even starts, and it's genuinely hard to answer with one number — construction cost swings a lot based on finish quality, structural choices, and the site itself. What follows is a framework to help you budget realistically, not a fixed quote. Treat any figures here as indicative starting points, not a price for your specific project.
What actually drives the cost
- Finish tier — basic, standard, or premium fittings, flooring, and fixtures
- Structural system — conventional framing versus more complex spans, basements, or unusual site conditions
- Site conditions — soil type and water table both affect foundation cost before a wall goes up
- Footprint and number of floors — cost per square foot typically eases slightly as built-up area increases
- Interior scope — modular kitchens, wardrobes, and false ceilings are usually quoted separately from the core structure
Thinking in tiers, not a single number
It helps to think of construction in three broad tiers: a basic tier with standard fittings and simple finishes, a standard tier with better tiling, branded sanitaryware, and modular storage, and a premium tier with higher-end flooring, imported fittings, and full false-ceiling and lighting design. Premium builds can run well over double the basic tier once finishes are factored in — the structure itself is usually a smaller share of the difference than the finishes are.
Costs people forget to budget for
- Approval and municipal fees — building plan approval, patta transfer, and related paperwork
- Soil testing and structural engineering consultation
- Utility connections — electricity service connection, water connection or borewell, and sewage
- Compound wall, gate, and basic site development
- GST on materials and services
- A contingency buffer — we recommend at least 10% of the estimated budget set aside
How to control cost without cutting corners
- Finalise the design and material selections before construction starts — changes mid-build are the single biggest source of cost overruns
- Favour a compact, efficient floor plan over a sprawling one; every additional corner and wall adds cost
- Standardise fittings across bathrooms and kitchens where reasonable, instead of custom-sourcing every single one
- Ask for a detailed Bill of Quantities (BOQ) upfront so you know exactly what a quote does and doesn't include
